About This Lister

I’m a personal trainer and group fitness instructor (she/her) with a previous career in the performing arts. I’ve had this home for the last 5 years and own it, and have put a lot of love into making it a comfortable oasis in the city. We have a lot do artists and production folks in this building, and my neighbors on the floor are all friendly and many have pets, as I do. I’ll be away from NYC for an extended period to help care for ailing family members on the west coast, but am fully available to contact during the day and evening. My next door neighbor works from home and will act as a contact in case I’m unavailable.

RENTAL AGREEMENT FOR 295 BENNETT AVE, APT 5G, NEW YORK, NY 10040

Renter agrees to the following terms and conditions:

1.CONDITION OF UNIT - Unit is rented fully furnished with owner’s personal furnishings and items. This includes all kitchenware, bath towels, bedding, and a wireless printer. Unit is to be maintained as is by renter; no moving or removing furniture. Cleaning supplies in the kitchen are available for use. To minimize pests, keep countertops clear of open foodstuffs and avoid leaving dirty dishes in sink at all times. No smoking of any kind is allowed in the unit or the building. Security deposit of $500 required upon signing rental agreement, refundable upon vacating the unit as long as all items are present, undamaged, and unit is in original condition.
2.TERM OF RENTAL - rental is month-to-month unless otherwise agreed upon with owner. In addition to $500 security deposit, first month of rent ($2600) is due upon signing this agreement. Rental may be terminated with a minimum of 15 days by renter, or 30 days by owner. If renter terminates agreement without 15 days notice, no refund or prorate of remaining month or time will be given.
3.NOISE - Quiet hours in the building are between 10pm ET and 7am ET. Renter agrees to respect neighbors with a reasonable amount of noise during non-quiet hours. NO PARTIES WHATSOEVER after 10pm ET.
4.PETS - building is pet friendly! Dogs, cats, and birds allowed. Maximum 2 pets in the apartment, $65 per month pet fee applies. Dogs are not allowed on living room sofa without a covering. Pet hair to be regularly cleaned up if accumulating on furniture, floors and rugs. All rugs in the unit are washable; if pet accidents occur, wash and dry rugs thoroughly.
5.UTILITIES - high speed WiFi, gas, electric, and smart TV (Netflix, Apple TV) available to renter, included in price. Garbage, recycling, and compost available on 2nd floor. Laundry cards to be purchased in laundry room and refilled by credit card online or in cash on 1st floor superintendent office. Due to high electric bills, renter must keep all lights and all air conditioning units off when not in unit, with the exception of pets, in which case no more than one light per room and a 74 degree F maintenance of air conditioning on “Eco” setting are allowed. If ConEdison bill exceeds $125/month, renter will be responsible for the balance, to be paid to owner via Venmo or Zelle within 7 days of request.
6.GUESTS - no person other than renters on the rental agreement can stay overnight in the unit. This is a hard-and-fast coop rule in our complex, in order to protect you the renter(s) and other tenants.
7.MAINTENANCE/EMERGENCIES - renter will provide owner with their full name and contact information, including an emergency contact. Renter(s) names/contact will be provided to building superintendent, Juan Sanchez, in case of emergency, and vice versa. Any maintenance issue must be brought to owner, and then can be taken to superintendent for fixing (i.e. clogged drains, plumbing issues, etc). Super has key to unit and will be allowed to enter in case of fire or other emergency. Neighbor on 5th floor Julia Bailey also has key and will act as emergency contact for owner.
